Before you sign your purchase agreement or make an offer on a home, your real esatate professional will add an inspection clause in the sales contract. Then a home inspector is contacted immediately after the contract or purchase agreement has been signed. You can hire your own or your real estate professional can usually give some recommendation.
No house is perfect. If the inspector identifies problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don’t want to become involved in future repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs

You will receive a final report that clearly show areas of mild concern as well as major defects if any excist. You will see detailed photos of problems and be advised to get an estimate from a proper professional as to the cost of repair and seriousness of the matter.
